Raidurg land auction sets new Hyderabad record at Rs 269 crore per acre

A 5.38-acre plot in Hyderabad's Raidurg area has been sold for Rs 1,447.22 crore, setting a new record for land auctions in the city's prime commercial corridor.
The Telangana Industrial Infrastructure Corporation (TGIIC) sold Plot P2 at Rs 269 crore per acre in the latest auction. The price is Rs 5 crore per acre higher than the previous record of Rs 264 crore, set just a week earlier.
The previous record was set when Plot P1, measuring 5.25 acres, was sold for Rs 1,386 crore. Together, the two August auctions generated Rs 2,833.22 crore from 10.63 acres, with an average realisation of about Rs 266.53 crore per acre.
Land prices in Raidurg have risen sharply over the past year. A plot sold for Rs 237 crore per acre in May, while another fetched Rs 204 crore per acre in June. The previous benchmark, set in October 2025, stood at Rs 177 crore per acre.
TGIIC said 25 per cent of the value from the earlier Plot P1 auction had already been received as the first-stage payment.
The record prices point to strong demand for prime commercial land in the Raidurg Knowledge City corridor, which has emerged as a major business destination supported by infrastructure, connectivity and the presence of leading companies.
TGIIC Vice Chairman and Managing Director K Shashanka said the auction demonstrated investor confidence in Hyderabad and Telangana and the attractiveness of Raidurg as a business and investment destination.
The auction was conducted through the MSTC e-Auction platform, with JLL serving as the exclusive transaction advisor.
The Telangana government said the latest auction reflected the rapid rise in the value of prime commercial land in Hyderabad and strengthened Raidurg's position as a major business and investment corridor.
