Riyadh introduces new design rules for key commercial corridor

Riyadh has introduced new architectural and urban design regulations for one of its main commercial corridors while reopening the issuance of development permits across the district.

The Royal Commission for Riyadh City said the guidelines apply to the area between Al-Orouba Road and the Northern Ring Road, a major zone within the capital’s central business corridor.

The framework sets out planning and design standards covering building types, architectural styles, facades, pedestrian routes and public spaces.

Officials said the regulations are intended to improve the quality of urban development and strengthen Riyadh’s architectural character as the city continues to expand.

A key focus of the initiative is creating a more pedestrian-friendly environment through better connectivity, improved public spaces, additional green areas and greater integration between buildings and surrounding urban spaces.

The guidelines also encourage mixed-use developments and aim to create a more active and comfortable urban setting for residents, workers and visitors.

In addition to design standards, the framework introduces wider development opportunities by allowing higher building ratios and larger development areas under specific planning conditions.

Authorities said the measures will improve land-use efficiency, support higher-quality projects and reinforce the corridor’s role as one of Riyadh’s major high-density development zones.

The commission said the new framework also provides greater clarity for property owners, developers, consultants and engineering firms by establishing a unified set of planning and regulatory requirements.

Officials expect the measures to streamline development processes while balancing growth, urban quality and transparency.
